Every deal looks good in the pitch deck. SyndTrack's AI deal scoring helps you cut through the marketing language and evaluate opportunities on what actually matters for passive investors.

When you click “Score Deal” on a deal, SyndTrack sends its structured data to an AI model that scores three dimensions: sponsor track record, deal structure, and return projections. The score uses the sponsor and deal information you enter, and nothing else. It does not access live market feeds, comparable sales, rent or vacancy data, news, or third-party sponsor databases. The sponsor score factors in the years in business, deal count, average IRR and equity multiple on the sponsor profile, and the consistency between projected and actual returns. There is deliberately no market dimension: scoring one would need rent, vacancy, cap rate and comparable-sales data that SyndTrack does not have, and a dimension that cannot tell two markets apart adds a constant rather than a signal. The deal structure score reviews the preferred return, waterfall position, and capital called against commitment that you recorded — fees and promote splits are not fields SyndTrack collects, so they are not scored. The return projections score scrutinizes target IRR, projected MOIC, and how actual distributions track against projections.

Crucially, every score is fully explainable — you see exactly what drove each rating and where the deal falls short. This isn't a black box. It's a second opinion you can interrogate and override with your own judgment. Use deal scoring to compare two similar opportunities side by side, or to gut-check a deal you're already excited about. What it cannot do is tell you anything your own records don't already contain.
